Why New Build Homes are the Bees Knees


If you've lived in a traditionally built house for all, or most of, your life you might be sceptical about the benefits of a new build home - traditionally built homes may seem more permanent and therefore sturdier than new builds, but this is not the case. Aside from their clean, untouched walls being easier and cheaper to make your personal mark on than a traditionally built home, new build homes have a plethora of other advantages that you should consider when mulling over your next house purchase.

1. New homes are built to the very latest building standards and regulations. A new home is guaranteed to be more energy efficient than a traditional build owing to modern heating systems and improved insulation. A new home can use up to 50% less energy than homes built even 30 years ago, giving you a saving on your energy bills, and the higher levels of heat and sound insulation protect you from noisy neighbours and drafts alike.

2. New home warranties mean less hassle if something goes wrong. If you buy a traditional build, only to later find out that a pipe is leaking under a tile floor or electrical wiring is not up to code, you will have to fix the problem yourself and at your own expense. Most new build homes come with "new home warranties", an insurance policy that covers purchasers against all defects due to building standards not being met or major damage owing to drainage or structural defects. These policies can last up to ten years.

3. New homes have a higher number of inbuilt security features. A newly built property will usually come with double glazing, window locks and British Standard 5 level locks on main doors as standard, meaning that from the get go your home is protected from break ins. Some builders will also either pre-wire your home for a burglar alarm system or fit one as part of the standard package.

4. In a new home everything is just that new! No tobacco stained wallpaper, no suspicious looking marks on the carpets, no kitchen units with four decades worth of mouldy food rotting under them: everything in your home will have never been used. As most modern new build homes come with clean, blank dcor as standard, or decorated to a custom design, you also won't have to put up with any previous occupants DIY disasters.

With the many advantages of a new build home over a traditional build, you would be remiss if you didn't consider new build homes in the hunt for your next house.
